Property Plans and billing
How a plan works, how the payments run, and what our agreements promise.
What is a Property Plan?
One annual agreement for the whole landscape, paid in 12 equal monthly payments.
Most landscaping companies show up to mow. We take responsibility for maintaining the entire landscape.
- Assess: We walk and measure the property.
- Plan: The scope and the annual price go in a written agreement you approve.
- Schedule: Every service is on the calendar ahead of time. Nothing to rebook.
- Manage: Our crews do the work, and every visit is documented.
How are the payments spread?
The payments follow the agreement:
- Property Plan: 12 equal monthly payments
- Snow and Ice Coverage on its own: 5 monthly payments, November through March, for a full season
- Lawn Care on its own: 7 monthly payments, April through October
How long does a Property Plan run?
Your plan runs twelve months from the day it begins.
Approving puts your property on our schedule for the full twelve months. We plan crews, equipment and materials around the properties we have committed to, so the agreement runs the full term on the payment schedule shown. If you approve after the start date shown, your plan begins the day you approve.
From our Property Plan agreement
How does renewal work?
About two months before your plan ends we send a proposal for the next twelve months. Your plan renews only when you approve it. If we do not hear from you, the plan ends on its last day.
From our Property Plan agreement
Can I change my plan?
A change to your plan is a new proposal for you to approve. It takes effect on the date it shows and changes only the payments after that date. Work already provided is never repriced.
From our Property Plan agreement
What happens if a plan ends early?
Your plan spreads a year of work across your payments, so the work and the payments do not line up month by month. If the plan ends early, we total the services performed, at the values set in this plan, and compare that with what has been paid. If the work provided comes to more than the payments, the difference is due when the plan ends. If the payments come to more than the work, nothing further is owed, except that any amount you paid ahead of an even monthly schedule (for example a first payment up front, fewer and larger payments, or the plan paid in full) that the work provided has not used is refunded to you.
From our Property Plan agreement
What is your satisfaction guarantee?
You only pay for work you are happy with. If a visit is not right, tell us within two days and we will come back and put it right at no charge. Any visit we cannot put right is credited back to you.
A guarantee you cannot use is not a guarantee. If we fail to put things right after a fair chance to do so, we will release you from the rest of the plan and refund anything paid for service not delivered.
From our Property Plan agreement
Will anything be added to my bill without asking?
Anything beyond the services listed on your proposal is quoted and agreed before we start it. Nothing is added to your bill as a surprise.

Snow and ice
The two ways to cover the winter, how storms are measured, and this winter's starting rate.
What is the difference between Unlimited snow and per storm?
- Unlimited snow coverage: Every storm, no inch limit, automatic service when it snows. One monthly rate for the winter.
- Per storm service: Plowing billed after each storm, by snowfall.
- Every storm, no inch limitUnlimited:IncludedPer storm:15 inches and up priced separately

- Storm alerts and weather reportsUnlimited:IncludedPer storm:Not included
- Storm documentation for every visitUnlimited:IncludedPer storm:Not included
- One steady monthly payment, no bill after a stormUnlimited:IncludedPer storm:Billed after each storm
What does Unlimited snow cost this winter?
Starting at $150/mo. 5 monthly payments, November through March.
Your rate is set from your driveway size. Enter the address and we send it.
When does snow service run?
Every storm, all winter, with no inch limit and nothing to call about. When it snows, the driveway is on the route.
How is snowfall measured?
Every storm is measured by the official National Weather Service (NOAA) snowfall record at T.F. Green, Providence. Per storm bills use that total.
Can walkways be added?
Walkways and Unlimited salt can be added to the same payment.
Scheduling and weather
How the weather and the growth of the lawn shape the visits, and what we need to reach the property.
How do weather and growth affect my visits?
Lawn maintenance is scheduled according to seasonal growth, weather, and property conditions rather than a guaranteed number of visits. During periods of slow growth, LawnCheck may adjust or omit a mowing visit when service is unnecessary. Weather-related delays will be rescheduled as conditions permit. These adjustments do not change the agreed monthly payment, and no credit is issued solely because mowing is unnecessary due to slow growth.
From our service agreements
What if you cannot reach the property?
We need to be able to reach the property. If a gate is locked, a vehicle is in the way, or conditions make it genuinely unsafe, we will come back and we will tell you why.

Property Plans and billing
Also on Property Plans
What does a Property Plan include?
Every plan carries the LawnCheck standard: weekly lawn care, monthly bed maintenance, pruning and trimming, annual mulching, a spring cleanup and a fall cleanup. Your agreement documents the scope, quantities and service periods for your property, and the annual price.
What if I want additional landscaping services?
Your plan already carries the LawnCheck standard: lawn care, bed maintenance, pruning, mulch and seasonal cleanups, in the quantities set in your agreement. For work beyond it, like planting, bed restoration or other landscape improvements, we quote it separately.
Is snow included?
Winter snow and ice coverage is priced separately. It is part of your plan only when your agreement expressly includes it.
How does monthly billing work?
Your Property Plan is a 12 month service agreement divided into 12 equal monthly payments. Rather than receiving different bills throughout the season, you'll pay one predictable amount each month, automatically charged to your card on file.
Why am I paying during the winter if my lawn isn't being mowed?
Your monthly payments are installments toward your annual service agreement, not charges for individual visits. Spreading the cost across 12 months makes your property care expenses predictable all year.
Does my monthly rate ever change?
Your monthly rate is fixed for the duration of your signed annual agreement, unless you approve a change in service scope. Renewal pricing may be adjusted with advance notice.
Can I cancel my Property Plan?
Your Property Plan is a 12 month agreement. Any cancellation, early termination, and final billing arrangements are governed by the terms provided before enrollment. Contact our team to review your options.
Visits and weather
Also on Property Plans
How often will my lawn be mowed?
Lawn mowing is scheduled weekly during the April through October growing season, weather and growing conditions permitting. If your lawn doesn't need mowing, or conditions prevent safe, effective service, we may adjust the schedule. Your monthly payment stays the same, because your plan is priced as an annual maintenance agreement rather than by individual mowing visits.
Can I request to skip a mowing visit?
Absolutely. Simply notify us at least 48 hours before your scheduled service. Since your plan includes reserved recurring service throughout the season, skips you request do not automatically result in refunds, credits, or replacement services.
What happens if it rains on my scheduled mowing day?
Weather is part of landscaping. If conditions prevent us from servicing your property safely or effectively, we'll adjust the schedule and resume service when conditions allow. If a required visit cannot be completed or reasonably rescheduled, we'll provide an appropriate remedy under your service agreement.
Do I need to be home during service?
No. As long as our crew has safe access to the service areas, we'll complete scheduled maintenance without requiring you to be present.
How do I know when my property has been serviced?
Every completed visit is documented. Your customer account shows what is on the schedule this month and the services completed, month by month, and you can receive service updates according to your account's notification settings.
Snow and ice
Also on Unlimited snow
When do you come out?
Service is automatic once a storm reaches the qualifying trigger for your coverage, 2 inches on the standard plan. Your driveway is on the route; you never have to call.
Is there an inch limit?
No. Every storm is included in your monthly rate, with no inch limit.
Is salting included?
Salt is optional. Ask for Unlimited salt when you request your rate and it is added to the same monthly payment.
Do I need to call each storm?
No. Once your coverage is active, every qualifying storm all winter is handled automatically.
When am I charged?
Nothing is charged to see your rate. Coverage is billed in monthly payments, November through March (5 for a full season), and it stops on its own at the end of March.
The Lawn Health offer
Also on Lawn health, on us
What does the offer include?
The Lawn Health Plan, a $360 value: three fertilizer visits across the season, spring, summer and fall, with a service record after each one.
What does my plan have to include?
Weekly mowing, a spring cleanup and a fall cleanup.
When does it end?
Property Plans started before April 1, 2027 get the Lawn Health Plan included.
What does a plan cost?
It is priced from the walkthrough: the lawn, the beds, the shrubs and hedges, and what each needs through the year. Nothing is charged to see it.
